Scope: removal of the existing deck boards, railings and handrails, both stairways and the visibly deteriorated components, with haul-off of the debris (approx. 240 sq ft of deck); a new pressure-treated ledger board at the house with flashing and structural fasteners (approx. 24 linear ft); the deck rebuild — pressure-treated substructure and 1 x 6 x 10 pressure-treated deck boards (approx. 240 sq ft); new pressure-treated guardrail and handrail on the three exposed sides (approx. 44 linear ft before the stair openings); two new pressure-treated stairways, 55 in and 41 in wide, three steps each; and the porch screen enclosure — pressure-treated framing on all three sides of the U-shaped enclosure including the door opening, screen mesh, fastening system and finish trim (approx. 20 linear ft), with a 36 x 80 in screen door and hardware.
Not included: painting, staining or sealing of the new deck; painting of the porch framing; replacement of porch columns or railings; electrical work; concealed or hidden damage found after demolition (rotten or structurally deficient joists, beams, posts, footings, house framing, rim joists or foundations), which is quoted by written change order.
Notes:
**Jobsite will be left clean once the work is completed.
**The work area is protected while the deck is open, and the demolition debris is hauled away.
**New pressure-treated lumber may need drying time before any finish is applied.
**Deck and porch dimensions are field-verified before fabrication; the screen enclosure height is confirmed on site.
Warranty: 12 months workmanship.
